We are looking for a multi-family Asset Manager to join our growing Operations/Asset Management team. This position will be responsible for the day to day oversight of  property  operations and ownership decision making. The position will work with Finance, Property Management, Acquisitions, Development and Facilities teams throughout the investment life cycle.

Responsibilities

  • Conduct detailed property site visits to evaluate asset performance, curb appeal, residential and commercial leasing efforts, completion and quality status of capital projects, market conditions, and other relevant information. Conduct routine audits of property operations to ensure that company policies and standard business practices are being applied.
  • Collaborate with Property Management and other internal teams in the preparation of property-level business plans, operating budgets and capital improvement initiatives designed to maximize asset performance and value.
  • Analyze property performance relative to annual business plans and operating budgets through financial statement / balance sheet reviews, identify opportunities for improvement and make recommendations to maximize property performance. Prepare and present periodic reports summarizing the financial and operating results for individual assets and the portfolio for Senior Management.
  • Conduct market research assess, understand and anticipate demographic trends and make recommendations to ensure that the assets are and remain competitive within markets. Evaluate on-line advertising and other marking materials and media sources to maintain competitive presence in the market.
  • Evaluate Capital Improvement / Value Add initiatives, conduct cost benefit analysis on anticipated improvements, provide value engineering recommendations, ensure timely completion of improvements, and provide written and verbal updates on status of improvements and adherence to anticipated scheduling.
  • Contribute to the creation of property and portfolio investor reports by crafting performance highlights and measuring Key Performance Indicators.
  • Work with revenue management specialists and management team to evaluate and maximize rent and lease expiration terms.
  • Maximize ancillary income at each property through effective utility bill-backs, introduction of new revenue streams and maintaining market leading additional fee structures.
  • Participate in other duties and projects as they arise.

Minimum Requirements

  • Bachelor’s Degree required.
  • Minimum of 4 years of relevant experience in an analytical and or operational role within multifamily real estate; asset management, property management, accounting experience preferred.
  • Familiarity with multifamily real estate and real estate finance is required.
  • Experience with Yardi, RealPage, and/or AIRM preferred.
  • Strong understanding of financial statements including the Income Statement, Balance Sheet, Cash Flow Statement and General Ledgers
  • Experience with utility billback programs strongly preferred.
  • Strong analytical skills, with the ability to manage multiple projects and meet deadlines.
  • Self-starter, able to work with limited direction and oversight.
  • Excellent written and verbal communication skills
  • Ability to operate with a high degree of flexibility and to adapt to changing demands.
  • Highly proficient in Microsoft Excel
